MEET WITH ME, YOUR REALTOR – Discuss the type of home you’re looking for, including style, price, and location. Although rental qualifications vary from property to property, we will discuss the typical application process and screening criteria to include pet restrictions, criminal history, credit history, current income and rental history.

SET UP YOUR SEARCH – We will use the information from our meeting to set up a search to ensure you see every available home that meets your criteria. This will eliminate the noise and reduce the time it takes for you to find a new place to live.
Advanced Search: Not all real estate websites are the same. I have tools and systems to ensure you see every available home that meets your criteria. Since we are so efficient in setting up your search, we can usually identify a home within 3-4 weeks of when you need to move in. However, if you have pets, I recommend starting your rental home search about 5-6 weeks prior to your expected move in date. We love our pets but not all property owners do so we need just a little more time to find a home that you and your pets will love!
LET'S GO AND VIEW SOME HOMES! - I know at this stage you will be eager to go and view homes! You may even be ready to submit an application without even seeing the home but not so fast! We will get there. The rental market can be very competitive and if not careful you could end up wasting a lot of time visiting homes that are no longer available or paying application fees for homes you may not be eligible for or on homes that you may not even agree with the rental terms offered. My goal is to save you time and money. In some cases, a home can have multiple applications already under consideration or even worse, the property manager has already accepted an application. Before visiting a home, I work for you and contact the property management company to verify the pet criteria and availability of the home before you waste time taking off work or change your plans to view the home. Once I have provided you the rental criteria and confirmed the availability of the home you will then make the decision as to whether or not this is actually a home that fits your needs and one that you are comfortable submitting an application for. At that point, I will ask you to select your top 3-5 homes and then, the fun part! We go see homes! I will schedule showings so that you can identify the perfect home or apartment for you and your family.
Save Time & Money: Not all agents work as hard as I do to help you find a rental. Since rental commissions are very low compared to home sales, most agents will not show rentals at all. However, I am different. I do what it takes to meet your need today so that you will trust that I have your best interests in mind tomorrow. Pre-screening rentals and providing you the rental selection criteria upfront saves you both time and money! No more wasted application fees for properties that already have applications on them.


SUBMIT AN APPLICATION – I will help you complete the application based on the price and terms you choose. Be prepared to pay application fees.
Timing is everything - You do not want to submit an application if you are not prepared to pay the security deposit and first month's rent in the next 2 weeks. Applications are normally reviewed and approved/denied within 3-5 business days. Typically, after approval, you are required to pay the security deposit and first month's rent within 48-72 hours of notification that you were approved for the home. Some property management companies will give you up to two weeks to begin the lease period and some want it to start immediately. Bottom line, be ready to pay all of the deposits and first month's rent within a week of submitting an application for any property!
SIGN THE LEASE – Your application has been approved! Before you sign, remember this is a legally binding contract, which means you will be responsible for all terms of the agreement, including the payment of security deposits.
